How Did Unionville Become Such a Hot Real Estate Market

It seems like no matter the time of year, there is always a demand for homes in Unionville. Unionville has an enviable reputation throughout Markham, York Region and the entire Greater Toronto Area as being a great place to live. As a result, the town is considered to be one of the most affluent in the region. That reputation has advantages for those looking to buy or sell a house in Unionville.

The benefit is obvious for anyone wanting to sell their home. With high demand to move into the area, and a quickly dwindling supply of new homes, resale houses are enjoying solid price growth. But even for buyers, it’s never too late to get into a market that generally outperforms others in the area.

Why Unionville?

Looking at it today, with its quaint Main Street, century homes and eclectic cultural and retail mix, it’s easy to see why Unionville is so popular. But how did it get that way? Of all the historic mill towns across the GTA, what factors conspired to make Unionville so desirable?

Location, Location, Location

The well-known principle of what drives real estate sales applies to the location of entire towns too. While there are many other old towns in the GTA, none are closer to the heart of Toronto. It means Unionville residents can enjoy small-town life and have all the amenities of the big city nearby.

Perfectly Preserved

In the 1950’s and 1960’s, the Ontario government rapidly expanded the province’s road system to accommodate the explosion in the number of cars. Many small towns saw the small, two-lane roads that went through them, expand to four-lane highways, with shoulders and speeding motorists.

In 1969, Unionville residents started the Unionville Festival as a way to stop a provincial plan to widen Kennedy Road through Unionville. That move preserved Unionville’s Main Street and made it what it is today.

The Right Size and Mix

Few historic villages can boast the mix of architecture, retail and culture that Unionville features along just a few hundred meters of Main Street. From the century homes south of Central United Church, to the more modern Varley Art Gallery to the north, a stroll along Main Street takes you past the Planing Mill, art galleries, churches, the Unionville Train Station, many pubs and restaurants, coffee shops, the Millennium Bandstand and a community centre.

Whether you live here, or you would like to, it’s difficult not to appreciate everything Unionville has to offer!
